The apartments benefit from a principal bedroom with terrace patio, dressing room, en-suite bathroom, living / dining area, fully fitted kitchen, and multi-use room that can double as a study or maybe a sofa-bed for visitors.
The concierge has living space and plenty of office space for the administration of the resort, with the ground floor next door also allocated to admin and infrastructure activities such as a multi-functional events room, multi-gym, and employee facilities as necessary for a hotel of four to five stars.
Hotel Residencia Villa Caribe is;
20 minutes by car from the International Airport, 25 minutes from the International Ferry, and 20 minutes by car to Porlamar, the largest modern city on the island. To the northeast are beach resorts including Playa el Agua, Playa Caribe, Playa la Galera, Playa Zaragosa. To the south west are Playa el Yaque (famous for wind surfing), La Restinga national park, Macanao peninsula, and other attractions.

Electricity – The Island’s electricity supply company has been approached for connection to the national grid.
Sewage will be dealt with by the installation of septic tanks and water treatment plants, including automatic watering of the garden areas. Water will be brought in by tanker.
Pricing structure
To be determined; at a value of 300 BFs per night for two people, 100BFs per person extra supplement, and at 50% occupancy the resort is profitable. For comparison three star all inclusive resorts are offering “walk in” reservations at around 150BF’s per person per night with single occupancy surcharges of around 50%.
Marketing and sales
Our targets are that the first year sees occupancy averaging 66% By the end of year 2 we expect the high season to sell out and a doubling of low season sales as the opportunity to sell to Europeans becomes apparent.
To develop this demand from Europe, and starting in the UK we have begun talks with First Choice Direct to get included in their future catalogue as a package destination. First Choice currently fly from Gatwick and Manchester direct to Porlamar and have recently struggled to find enough venues to fulfil their current capacity in spite of rising demand from the UK. Meanwhile we have been promised a letter of intention from Turaser, one of the biggest tour operators in Venezuela that they would expect to be able to fill the resort every high season, such is their confidence in demand on the Island.
One of the key features to be born in mind is that the bar, restaurant, and shop, as well as commission on sales of other holiday related activities, such as boat trips, Island tours, shopping excursions, etc. will generate healthy amounts of revenue for the company.
